Salt exposure and exterior paint near the coast
Salt in the air is one part of a demanding coastal environment. Strong winds, repeated wetting and exposed details often matter just as much when exterior paint begins to fail.

Exposure changes across one property
An elevation facing the sea, sheltered courtyard and recessed entrance can age at different rates. Note prevailing weather, oversailing details, splash zones and how quickly each face dries. A single maintenance interval for the whole building can miss the areas that need earlier attention.
Salt and dirt should not be coated over
Deposits can interfere with adhesion and hold moisture at the surface. Cleaning must suit the substrate and coating, use controlled fresh water where appropriate, and be followed by adequate drying. Soft stone, weak joints and fragile render need gentler methods than a robust modern surface.
Metal fixings can reveal wider exposure
Rust staining around fixings, railings or hardware may signal coating breakdown or incompatible metals. Treating only the visible stain can leave the cause active. Corroded or unsafe components should be assessed and repaired before decoration.
Edges and joints fail first
Window cills, end grain, door bottoms, junctions and small cracks receive concentrated weather. These details deserve closer inspection than broad wall areas. Local maintenance carried out while the surrounding coating remains sound can prevent a much larger cycle of failure.
Application conditions still govern the result
A coastal product label does not override surface moisture, temperature, wind, rain risk or curing guidance. Scheduling should allow a realistic weather window and safe access. If conditions turn unsuitable, pausing is part of protecting the specification.
Build a maintenance record
Photograph exposed details, record the exact system and review them seasonally. That evidence helps distinguish gradual weathering from a recurring defect and makes future preparation more precise.
