Aethos

Aethos · St Andrews · KY16

Grey sandstone, sea air and a lot of Victorian joinery.

Our own town. Most of the houses we are asked to look at here are stone villas and terraces from the 1850s to the 1930s, with sash windows, deep skirtings and plaster that has been painted many times.

Field notes

What St Andrews does to paint.

General guidance for the building types and exposure described here. I check the actual surface, existing coatings and moisture condition before recommending a system.

The stone
Local grey and buff sandstone, often lime pointed, sometimes cement repointed in the 1970s. Rubble walls under harl on the older lanes off South Street and North Street, ashlar on the West End villas.
The weather
Sea air, haar and driving rain can affect exposed joinery. Compare the seaward and sheltered elevations rather than assuming every side of the house will need the same maintenance interval.
The paint
Check the existing coatings and moisture condition before specifying paint for solid walls or old sash windows. Moving plaster cracks need assessment rather than repeated filling. Kitchens and extensions need finishes suited to their surfaces and use.
Watch for
  • Cement pointing trapping moisture behind stone
  • Layers of gloss on sash windows hiding rot at the bottom rail
  • Ceiling roses and cornices filled solid by previous decorators
  • North facing rooms that make warm whites look grey by lunchtime

Two doors down

If you live nearby, we would like to see the house.

Send a few photographs and the rooms or elevations you are thinking about. I review the details personally and discuss the preparation, access and next steps before a specification is agreed.
